Plan Commission Denies Rezoning For Senior Living Community Development
By: Colin Meadowcroft - Tuesday, June 23, 2020

The Angola Plan Commission reviewed two cases on Monday evening, approving one and denying the other.

The Plan Commission approved a request from applicant Matt DeWood CF LLC for the property located at 1801 N Wayne St. in Angola, Indiana requesting approval for a primary and secondary plat for a two lot subdivision. The property will be subdividing the shopping center into a two lot subdivision for the Country Fair Shopping Center. There will be no physical changes to the property. The Commission also entertained a request from 1Synergy LLC to rezone property with an address located east of Westview Drive onto both Meyers and Koeklinger streets in Angola, Indiana. The request was to rezone from Single-Family Residential, or R2, to a High Density Multiple-Family Residential District, or R5. City Planner Vivian Likes lays out the developers intentions for the property…

Board members voted to deny a motion to approve the request for rezoning largely due to concerns over the R5 designation. The motion from City Engineer Amanda Cope included a written commitment from the developer that there would only be a single level retirement community built on the land as presented to the board. However, several board members and land owners near and adjacent to the property were concerned about the potential for resale of the land if the current owner and developer were unable to develop, leading to the potential of multiple story apartment style living to be built on the land due to the R5 zoning designation laws.

The matter will go to the Angola Common Council with no favorable recommendation from the Plan Commission on Monday, July 6 at 7pm at the Angola Training Center located at 306 West Mill Street in Angola, Indiana.
